Our Approach to Property Guidance
Founded on the principle that tenancy decisions deserve careful thought and informed guidance
Return HomeHow Heronwick Came to Be
Heronwick was established in early 2018 by Claire Tan, who had spent the previous decade working in Singapore's property sector. During those years, she observed a pattern: expatriates arriving in Singapore often felt rushed through the rental process, while those drawn to heritage properties struggled to find advisors who understood the particular considerations these homes require.
The catalyst came when a colleague's family, newly relocated from London, signed a lease for a black-and-white bungalow without fully understanding the maintenance responsibilities or the restrictions on modifications. Within months, they faced unexpected costs and disappointment. Claire realized there was a need for a different kind of service—one that prioritized thorough preparation and ongoing support over quick transactions.
She founded Heronwick with a straightforward mission: to provide expatriates and heritage property seekers with the information and guidance they need to make confident tenancy decisions in Singapore. The name reflects the company's dual focus—heron for Singapore's natural heritage, and wick for the steady light of guidance through unfamiliar territory.
Over the years since, Heronwick has developed specialized knowledge in conservation properties, pre-war architecture, and the particular needs of international tenants navigating Singapore's rental market for the first time. We work with a small number of clients at any given time, which allows us to provide the detailed attention each situation requires.
Our Guiding Principles
Informed Decisions
We believe clients make better choices when they understand both the opportunities and the obligations. Our role is to provide clear information, not to pressure or rush.
Heritage Respect
Singapore's colonial and pre-war properties carry architectural and historical significance. We approach these homes with appropriate care and help tenants appreciate their character.
Long-Term Partnership
Tenancy is not a single transaction but an ongoing experience. For those who value continuous support, we remain available throughout the lease period and beyond.
Professional Standards
Industry Credentials
Our advisors hold current registration with the Council for Estate Agencies (CEA) and maintain ongoing professional development in property law, heritage conservation, and cross-cultural communication. We adhere to CEA's Code of Ethics and Professional Client Care.
Data Protection
We comply with Singapore's Personal Data Protection Act (PDPA) and maintain strict confidentiality regarding all client information. Personal data is used solely for service provision and is not shared without explicit consent. Our full privacy practices are detailed in our Privacy Policy.
Heritage Knowledge
Our team participates in programs offered by the Urban Redevelopment Authority (URA) and the Singapore Heritage Society to stay current on conservation guidelines, heritage property maintenance, and architectural preservation practices specific to Singapore's built environment.
Client-Centered Practice
We limit the number of active engagements to ensure each client receives adequate attention. Our service agreements clearly outline what we will and will not do, avoiding misunderstandings and establishing realistic expectations from the outset.
Areas of Focus
Our work centers on two overlapping client groups: expatriates who are new to Singapore's rental market and need comprehensive orientation, and individuals or families—whether local or international—who are specifically seeking heritage or character properties and require specialized knowledge about these homes.
For expatriate clients, we provide clarity on Singapore's tenancy conventions, which can differ significantly from practices in other countries. This includes deposit structures, maintenance responsibilities, lease renewal processes, and the reinstatement requirements that many find surprising. We also assist with practical matters like understanding utility setup, engaging domestic help within the terms of a tenancy agreement, and navigating the occasional cultural differences that arise in landlord-tenant relationships.
For heritage property seekers, our focus is on helping clients understand what living in a conservation home actually entails. These properties often lack modern conveniences, require specific maintenance approaches, and come with regulatory restrictions that standard properties do not. We help prospective tenants assess whether the character and historical significance of these homes align with their practical living requirements and personal preferences.
We maintain a network of relationships with landlords, property managers, conservation specialists, and maintenance professionals who work specifically with heritage buildings. This allows us to provide clients with accurate information and reliable service providers throughout their tenancy.
